The Wisconsin Ave lease will be with MED Developers LLC, through a special purpose vehicle Glover Park LLC. MED's website shows that it manages (and perhaps owns) various properties mostly in SE DC. This would be MED's first venture in upper NW. MED's founder describes MED as "a developer of multifamily housing in Washington DC and surrounding areas, focused on Affordable Housing rental units, upscale condominiums, and emerging market enterprise development." So conversion of the shelter property to upscale condos after the lease term could well be the plan.

I wouldn't be surprised if they turn the shelter into low income/public permanent housing when the lease is over. They may impact the neighborhood more negatively than upscale condominiums. |

Although the LOI says that the developer is responsible for obtaining any zoning and permits, the plan reportedly is that needed zoning changes for all eight properties will go forward as an up or down package, making it very difficult for individual neighborhoods to contest upzoning and greater density and putting pressure on the Zoning Commission/BZA to approve everything as a package deal. |
Seems like a very attractive "package deal" for the crony developers. |

| There was a RFP to which the Didtrict received something like 26 proposals. If someone wants to show me evidence that any of the selected property owners/developers have made donations to Bowser of her PAC I would be interested in knowing about it. I would also invite any evidence that Bowser played any role in site selection. |
Is there a link to the RFP? It should have been advertised, so please post a link if this is a fact. Also, the city owns tons of land and has a lot of buildings that it could have used, so why did they feel the need to go straight to the private sector? Is there a justification for that? |

I'm skeptical given DC's landlord rules which overwhelmingly favor tenants, even the most horrible of tenants. There need to be provisions made, with clear expectations and tight rules of behavior such that if the tenant is trashing the building, or harrassing and disturbing neighbors or adjoining businesses, or engaging in any other unacceptable behavior, that they be evicted and returned back. |
