Anything under $300k in Mount Rainier is a tear down. Some homes that are between $300k and $350k might be tear downs too. This city's market has been heating up for the past couple of years.

possibly nowadays, so glad I bought in mid 2000's for about $200k for 6+ bedrooms, 3 full baths and huge yard (we did do some renovations though). I really love Mount Rainier, great neighbors, diverse, it's definitely what people call "crunchy", very hippy, artsy and very LGBT friendly. We have awesome Halloween's too! (At least before covid). The new restaurants popping up nearby, but forget about getting into PG pool. I've been on the wait list for for a decade and will probably wait for another decade. Luckily, Chillum-Rollingcrest and Hamilton Pools are nearby.

Of course there are Republicans in Mt Rainier. Probably not that many, but this is PG County. There aren't a lot of Democrats in rural Oklahoma, either.

I'm just surprised that this thread got to 5 pages without mentioning Joe's Movement Emporium. It's a tremendous community resource that I believe is unique in the DMV, atleast in terms of engagement and inclusive, though I could be wrong about that.

Disclaimer: I know almost nothing about music and even less about dance. Possibly allergic to both. However, my kiddo was just getting involved with Joe's when COVID ruined all the fun, so I am not an expert. But it seemed like a really awesome place that gives kids an early exposure to art of all kinds.

Joe’s is great! The thread also didn’t mention Glut, or Pennyroyal, or the dueling vegan soul food restaurants, etc.

I'm just up Route 1 in Hyattsville, but I really want a good excuse to get to Pennyroyal without making my partner's dieting any harder. Alas, pandemic has sort of killed meeting up with friends, but everything on that menu looks so good that I nearly printed it out for a snack.

I think the greater Route 1 area is awesome, but I definitely think that Pennyroyal fills gap of nicer restaurant. Not like Michelin star restaurants, but just nicer neighbor place for brunch, dinner, and cocktails. There are a lot of great places to eat, but they're usually more on casual end of things, like 2Fifty BBQ, Taqueria La Placita, or Northwest Chinese. MtR., Hyattsville, Riverdale, and College Park is are much more comfortable for me than the Bethesda to Rockville corridor- mostly in terms of traffic.
