I agree it's a nice neighborhood, and closer to downtown. However, the school assignments differ from Shepherd Park, which is zoned for Shepherd, Deal and Wilson. Crestwood is zoned for Powell, McFarland, and Roosevelt. Won't matter for some people if they like Powell (bilingual), or if they're doing charter or private.

There is commercial space (many of which are vacant) directly behind this house....which makes it less desirable


The Harris Teeter project w/mid-rise apartments in that space is a no go, given the lawsuits, etc. However, a Target is now supposed to go in that space, and I believe some additional retail too (coffee shop, fast casual restaurant, etc.).


Anyone live in SP off Georgia ave. that can comment on noise crime. I would prefer to be deeeper in SP but due to low inventory I am trying to be open to being off GA ave,

Any other coming soons in SP?

Crestwood is beautiful and very close to downtown. I opted against it for a few reasons: 1. Schools 2. too far from Metro (SP is walkable to Silver Spring metro) 3. NOTHING is walkable - there's no grocery stores, no coffee shops. SP has the Georgia Ave strip (even though it currently sucks) and will get Walter Reed soon. Once that happens, SP is a better deal and will be super valuable to millennial buyers who want SFHs with walkability.

I haven't noticed any coming soon signs in SP, but I recall seeing a couple in Colonial Village--I think one on Tamarack and the other on W. Beach Drive. Not as walkable as SP, but zoned for the same schools.

Colonial Village is just as walkable than a lot of SP. It’s closer to the SS metro and downtown SS.

I live off a block off GA in SP - I don't think the crime is any worse that in the middle of SP, in fact I think it's better because there are often more people around. We don't have any traffic noise, and sometime get people noise from the bars on GA when they close - although the neighborhood association and neighbors have been active in trying to control that as well. Overall, it's not that bad and not at all out of bounds for living in a City.

PP here. Yes, the part close to 16th St. is an easy walk, and I know a couple folks who do it daily. I live in SP, but often jog through CV/North Portal Estates. The areas west of W. Beach Drive are a hike.

The neighborhood association is extremely active. Should anyone have problems the ANC is all over it. They have increased police presence because of car break ins. They didn’t like Harris Teeter’s proposed traffic pattern so they blocked it. I live off Alaska and would have no problems buying closer to GA because if there are issues, I would just get the older residents in on my battle.

You don’t live downtown, you live in silver spring with DC taxes.

City center and the wharf are the true downtowns

Definitely some literal NIMBYs who blocked it. Apparently the woman who lives adjacent turned down an offer from the developer to move. Probably a bad decision. The Target will be worse in terms of traffic/unsavory.

Yeah I’m super conflicted about it. I am desperate to get in the neighborhood for the School. But I just would feel unssafe in the 11th and Kalmia house for sale. The commercial parking behind the house is really problematic. And it’s around the corner from a liqour store. It’s too bad because we toured the house and it’s beautiful!! Only other drawback was bedroom in basement had a door that leads outside.
