Ever drive across 95 or 85 south into NC or 81 into TN and see how the roads change immediately, trash on side of the road, etc. Those quality of life studies are so subjective, but numbers are what they are.

My kids are closer to college than yours and I wouldn't make a decision based on where they might go for 4 years only. Live where you want. If you can afford instate tuition only, there are lots of good options in MD and VA at various levels. Or, you can try for merit aid at a private or OOS school. Some kids get enough that it is cheaper than going to state schools. The best way to get financial merit assistance is to apply to schools that really want your kid -where your kid is way above the average.

More Potomac residents are moving to McLean than vice versa. I think more wealth is in NOVA than MC. It is just that Virginia is larger and more sparse of urban areas than MC.

I agree, we never saved for college. We did pay for a solid private school for kids, not top 3. All kids got merits from private colleges, one got to UVA ( we are paying for it), one ended up in military academy. They all graduated/ will graduate without school loans .
