It's not near the GW Parkway. Maybe you meant the Dulles Toll Road.


5 minutes is near. 3 miles max


Or you could just admit you meant the DTR. Proximity to GW Parkway is not a selling point for Pimmit Hills.

NP here. PH is a lot of bang for your buck - new house, good schools, knock downs every day - no where to go but UP baby!

Except for the poster of the other threads who can't afford it, of course......

depends on your definition of "good school". As a matter of fact, that's the biggest reason the houses there are more affordable than Mclean, Langley High houses.

I don't live in PH, but Westgate is a really good elementary. Kilmer and Marshall are also very good Some Westgate students go on to Longefellow/McLean. I don't think you can say by any stretch that the PH schools are not good.

These schools are good, but not the best. Again, that's why PH is cheaper.

It's certainly no longer A LOT of bang for your buck like you describe. If the new home goes for 900K and the tear down shack goes for 500K, it is not a good value, no spread for the builder, unless building really crappy cheap home. It might be ok for remodel, but that would mean addition, because most of these tear down properties are under 1000 sqft, so this will mean another 100-200K you have to dump to make it look decent and spacious and still have an old home. The price range is approaching if it hasn't already, the price range for similar tiny sq.ft homes you could get between Ballston and EFC around Wilson in Arlington. It's already up there. It's the prices for new homes that have to increase and once they go over 1 mil, you are competing with the nearby areas.

Two years ago when I looked they were already 400+, under 400 were short sales. It's already expensive.

Teardown shacks in PH have been going up, but they have not yet reached 500K. It's more like 350-400K.

PH schools may not have the name of McLean pyramid, but it's certainly better than South Arlington, Falls Church zip codes other than 22043 and of course DC.
