Just tried an address near the White House using Google driving directions. It suggested that the best route from the Pimmit Hills house was 12.4 miles and two minutes quicker in current traffic than the 14.5 mile route from the Vienna house.


That two mile-stretch doesn't go on Chain Bridge Rd (Rt 123) by any chance, does it? Try it at rush hour and see how long it takes to drive 2 miles.


More than two and a good bit less than 30 minutes.

They both would need to go on chain bridge, the non ph home would take even longer due to tysons roads

You don't need to take Chain Bridge Rd to go to PH. You can get to PH in a variety of ways:

- from beltway north, exit on rt 66, cross Chain Bridge and get into the neighborhood;
- from beltway south, exit on rt 7, make a U turn and go into the neighborhood
- from Rt 66 going west, exit on Rt 7 and get into the neighborhood on Pimmit drive

The only route that requires you to take Rt 123 to PH is if you take GW Parkway from the district. But you most certainly don't HAVE to go that way. Lots of others are available.

Ok, after all this boosterism, I decided to set aside my reservations and give PH another try, and I drove down Lisle Ave. the other day to take a look. Let me tell you:

PIMMIT HILLS IS A TOTAL DUMP!!!!

So many chain-link fences, random trash and junk out in front yards (practically like broken cars up on cement blocks), unkempt yards, little houses that look like shanties or lean-tos. . . .

People, I don't know if this is the type of neighborhood you are looking for, but PH has a LONG LONG LONG way to go if you are thinking it is a good investment in there.

Plus, the location right off of Route 7, which is a total mish-mash around there also -- very unaesthetically appealing --reinforced my opinion that, at best, PH will take a long time to be anywhere where I personally would want to live.

So, this thread was finally dying its well-deserved death, and you had to come back to resurrect it. Either you're a troll who likes baiting the PH boosters, or a PH booster who posts crap so you can then spring to PH's defense.

Your personal willingness to live in PH has relatively little to do with how PH is currently faring from a market perspective. I share some of your purported aesthetic opinions about PH, but what the market is saying is that people will accept the fact that it's not uniformly pretty to be close to Tysons and Metro in an area with good schools. And, some people would even prefer to live in an area like PH, where people are pretty much free to do what they want.

The links you post a) are in the summertime where it looks much prettier than it currently looks, b/c all the foliage blocks a lot of ugliness in close proximity to the newer homes and b) do not show the ugliness in between the newer homes, which are random and dropped as if out of the sky into a sea of mish-mash.

Remember the real estate rule: to never be the most expensive house on the block? All of these random newer homes violate this cardinal rule.

You want to be on of the cheaper houses in your neighborhood and have your property value pulled UP by the bigger/newer/nicer ones. Not one of the newest arrivals, so that your value is pulled down by the old crap which is all around you.

No skin off my back if you continue to think PH is a good investment. I just would think that if it were a universally acknowledged good investment, you would not want the secret to get out. Instead, you seem to be engaging in this boosterism in order to try to get like-minded normal people to move into your hood, b/c maybe you yourself are tired of the older types of homeowners who persist in living there despite random attempts at gentrification spotted here and there throughout the neighborhood.

I have no idea what you have against the neighborhood it seems very personal. You can write to redfin for announcing PH as a good investment .

You seem to have a lot of rage against old houses and new houses, I am not quite sure what your problem is but you should seek professional help and perhaps medication.

I have no idea what you have against the neighborhood it seems very personal. You can write to redfin for announcing PH as a good investment .
