Is there a reason real estate has appreciated so much more in VA than MD and DC?

How about South Arlington? Lots of elementary schools that are almost entirely hispanic.

I think the source of your confusion is that VA is typical of the U.S. in that it loves guns. Arlington is home to a gun shop that the FBI has said is a leading supplier of guns used in crime. And people shoot their guns everywhere:

PG County had 88 murders in 2023. Arlington had 2.

VA has a larger percentage of Hispanics and illegal immigrants, and they aren't helping the schools or the property values in certain otherwise desirable neighborhoods. The whole area is falling apart compared to similar suburbs in LA, SF, NY, NJ and MA.

Look at Baltimore and bad areas of DC. The property values will continue to go down if there is a good amount of voucher housing and a lot of them go to Blacks.

I can't believe there is even a comparison. MD counties have dropped so low that all the high earners are moving towards VA. Taxes are high in MD too and it is becoming a ghetto. You can see how difficult it is to do business in MD and that shows everything.
