Where should we buy our beach home?

SFHs in the cute Jersey shore towns aren’t going to have community pools I don’t think.

Avon has one. Not easy at $2M but doable.

I just looked at airbnb's in Rehoboth, Bethany, Lewes, Fenwick, and Ocean City. I wanted to rent a house. There were a lot of run down condos for rent but I think I saw only a couple of houses in Rehoboth to rent and they were very very expensive.

I have 0 tolerance for drives much over 1.5 hours for weekend getaways. So I go to Colonial Beach. If you don't want to go often, I can see tolerating longer drives for 3 day weekends, but why buy if you only go a few times a year and every 3 day weekend is there?

Osprey Point outside of Rehoboth, down Old Landing Road. It's waterfront development, with a marina, so boat access. Houses are big, lots are small-ish. You could get 5 bedrooms for just over a million. We have a place across the road in Sawgrass and my biggest regret is no water access.

You have to drive everyplace, and traffic is getting worse and worse. Lower DE can't continue this frenzy of building without adding services, better roads, etc. They are moving the library out of town (well, keeping a location in town but making the main library be off Old Landing). But, in the off season it's quiet. Even in high season it's 20 minutes or so to the beach/circling for parking.

Easy access from DC area.

Is it my fav place along the east coast? No, but it fits the bill.

Bethany Beach DE, and by in neighborhood of and join Cripple Creek Golf and Country Club. Your price limit will work fine.

Sorry, but $2 million for a condo in Sea Colony is absurd, and I say that as someone who's been going to Sea Colony my whole life and whose relatives own multiple condos there.

Out of curiosity (since I'm not familiar with Sea Colony), do others think that the realtor should have done a better job describing the amenities of this property? I was curious about amenities and parking, but there is no mention. (Maybe there is a word limit?)

Not on the Jersey shore it isn’t. My sibling has a house there worth over $2 million. Taxes are $7k. Shore towns can afford to keep taxes relatively low because the large majority of the houses are seasonal and there are lots of things (public schools, police departments, etc) they don’t need tax dollars to support.

Shore towns can afford to keep taxes relatively low because the large majority of the houses are seasonal and there are lots of things (public schools, police departments, etc) they don’t need tax dollars to support.

+1 And shore towns generally have a lot of businesses, plus beach badge revenue, and they generally don’t have the best schools so they don’t need to sock residents with high property taxes. We know that’s the one thing some of you people think you know about New Jersey but it’s incorrect.

maybe because it’s May already. Our Condo has been booked since March. The houses are booked too for this summer, usually in Feb/March

I recommend VB, bay side. We bought a condo there and love it. Beach is very calm, no waves at all. If you do want waves, VB boardwalk is 15 min drive.
When we bought, we were shown a home 10 min drive to the beach, 5 bedrooms and a pool. We wanted to stay ocean front so we passed but the house was very nice and the price was about $550K. Not it is more, of course, but you get the idea.
