I was just there yesterday and have no idea where you are getting tbis.

Americana used to be in Old Town. Fine antiques.

Brick and Mortar across the street is hilarious and irreverent.

Several high-end clothing stores.

The banks on the main drag are private wealth banks.

Cute ice cream store. Neat nursery. Tack Shops.

A brewery and a distillery.

It’s not a lot, but it’s hardly run down.

All the stores are for old people. No Whole Foods, no Mom's, no solidcore, no pure barre, no decent gym (forget about equinox), the closest decent derm is like 2 hours away. You have to drive 1+ hour in traffic to get to Tysons for some decent shopping. Median age is 55 years old. Hard pass.

Strange criteria. It does have gyms, a barre place, farmers markets nearby, doctors in Leesburg.

Sorry it doesn’t have the chains you seem to love. I guess you are too basic for it.

Basic like young and not needing 3 prescriptions for postmenopausal atrophic vaginitis? Repeat: median age is 55 years old. It's OLD. There's a middle age lady on the town's website with one brow higher than the other one (she should fire her injector) and dressed head to toe in beige. This is Middleburg for you. Thank you, I don't want to live near people in depends or Linda Tripp.

Middleburg is a famous town. It is well known as an enclave of the very rich and old money. Also the horsey set. It could be aging as this has been its history for a long time. I have been there many times. Nice town but not really welcoming unless you fit the mold. I think you would know that if you did. Virginia has many lovely towns. But that one is what it is.

This is OP. Thanks for all the input regarding small towns.

I’m def interested in Richmond but my husband is against it, even though it’s a cool city that’s cheaper than DC.

I mean if you’re not OP why should we care if you don’t want to live by Linda Tripp (or people like her, since she’s dead)? I don’t understand people’s red hot anger when it comes to describing towns they don’t live in. Relax, it’s not for you and no one is asking you to move there. I don’t live in Middleburg, but I do live west of Fairfax, and I never go to Tyson’s, I can find everything I need out here. One of the things I love most about being out here is the lack of uppity beyotchy DC people. Please, stay where you are PP.

Why is DH against Richmond? It is an easy place to live. There is a lot of Richmond vitriol on this forum, but some informative posts. I'd recommend spending a few days there, your husband might change his mind.

Richmond is a great town. I'd move there in a heartbeat if my work situation wasn't based inside DC. I-95 between DC and Richmond is the most congested and unpleasant section of 1-95 i've ever driven. And I've driven I-95 from Florida to Maine.

Yea, OP, if you don’t know about horse and hound culture - or not EXTREMELY rich - you’re not gonna fit in.

My family are BIG horse and hound people (used to be rich but the generation above me lost most of it). They hang on to high society through horses and hunting (fox hunting). You do NOT want to try to join these people as an adult. Hopefully you are sane and would hate it but even if you aren’t sane, you’re probably not gonna make it unless you have something they care abt….mostly money.

How rich do you need to be to fit in Middleburg?

$50m or more if you want horses.

Middleburg is very picturesque and great for a weekend getaway, but we chose to buy elsewhere about 2 years ago. On a day-to-day basis, we wouldn’t have been happy. Another consideration is all of the stop lights coming and going on Rt 50, which would have driven us nuts, even on the weekend. So, we opted for the Marshall area, which is a straight shot out 66 (and will be great when the HOT lanes are complete). We are also about 10 minutes from Old Town Warrenton, which is great, which others have said.

Or you can be a business owner, like my family was for 15 years.

You can also be young, horsey and broke. Helps to be hot.

I agree $50 million is probably the right level.

We keep going back to an Airbnb there and love it. There is lots of hiking, the town is cute and the locals are actually quite welcoming! We are neither moneyed nor from the area and our hosts, their farm manager and others we've met have been totally normal and nice.

It does seem limited in terms of entertainment options but it's also not very far from DC.
