Schools MAY get redistricted all the time. To assert that it "will be redistricted" or that "is soon to be changed to less desirable schools..." seem odd to continuously make when it comes to this area.

You need to follow the BOE. They seem to have gotten sidetracked from redistricting a bit given covid. It was a hot topic when the school board election happened, and this development is closer to QO than Wootton. It is succeptible if they decide to redistrict and would likely drop the value by $100K (I say this is a neighbor who lives nearby). Yes, every house could potentially be redistributed, but this area where it sits is gonna be easily targeted.


I agree with everything you say. Except, I would say more than a $100k drop is likely, given the high price point of these homes. I would predict more like a drop of 10-15% of the home price. I have lived in Montgomery county for a long time, even going to elementary, middle and high school in the area. What people don’t understand is parents go crazy trying to live in the wootton school district, to the point where they throw all rhyme and reason out the window. This way of thinking and the historically low interest rates are what is fueling the high prices at Mt. Prospect. These prices will clearly stabiliize in a few months/a year and combine that with redristricting by MCPS (who have a history of doing crazy redistricting that push their agenda, just look at clarksburg High and Seneca Valley high for starters. But that’s a whole other thread in itself) prices will surely drop. But by then toll brothers will be long gone and laughing all the way to the bank and kids will be redistricting to go to QO which is only 2.3 miles away. Good luck Mt. Prospect buyers!

We decided not to buy due to all the price increases and limited inventory. But, in response to your point, aren't houses around that hood (hunting hills, etc) in this price range? The Hanson farm homes are on much smaller sites but they are new construction in a new neighborhood.

Interestingly, the houses in Cabin Branch (they've been redistricted), have not seen any reduction in prices. In fact, homes there are selling crazy and for over what people bought them for. SEneca Valley may not look good on paper but lots of families who know the real deal and do their research are excited about the new school. The MS is a different story but people seem to be committed to making it work. Yes, those people that everyone called racist. Anyway, bottom line- even if Mt. Prospect gets redistricted from Wootton to Crown HS or Quince Orchard.. I don't see families making a huge deal about it. People are excited about Crown and tons of families fight to buy in to the QO district. Doubt it will be an issue like it was for Clarksburg/Seneca.

Last year a house sold in Hunting hill under a million on a two acre lot. That’s not even close to the prices I’ve been hearing in the new development.

Thanks, totally understand it'll vary. Any chance you remember what the upgrade cost would be (for whatever your model is) to a marble-looking countertop? I'm not picky on stone, though prefer silestone. Just trying to get even a rough ballpark in my mind before our first visit.

It comes with granite, but to upgrade entire kitchen to high level would be 5-7k I think

I think a nice house in HH (renovated, etc) would easily go for $1.2m. That;'s not THAT different than MP. Major difference is lot size and age of home.

Exciting times for this community. 3 of the orchards are up!!! These are the quick delivery homes with delivery 7/21. Prices are up for these on the webpage..
