Is Wheaton gentrified?

I know as someone who has lived in this area since 2015 that Wheaton has gotten dramatically worse since 2018-2019. It might be a combination of MoCo’s extreme Covid lockdown policies relative to DC and NoVA, open borders, and a lax attitude on crime, but it is noticeably worse. It was starting to improve around the time the nice steakhouse (forget the name) was next to Legends sports bar and Bar Louie was at Wheaton Mall. It’s been getting steadily more depressing and shady since these places closed, which was around 2018-2019. Not that they are all that mattered but they’re good markers.

Is there anyone who’s lived here since 2015 that thinks it’s gotten nicer in Wheaton / Glenmont since 2020? I’d like to hear your reasons why.


I moved to Wheaton in 2019, and I haven’t seen a downward trend. My
SFH has appreciated by about $300k (700k-1m). We don’t ever plan to move - we like it here.

Me. We bought in Glenmont around 2016 and overall the area has gotten better and better since then. Most former rental sfhs near us have been sold to owners who live in them.

Crime is down in our neighborhood. More families are moving in and houses stay on the market less than a week right now, right now there are none available.

New Wheaton library and rec center / playground is really nice!

The only thing getting worse is the Glenmont shopping center. I never go to bars, so don't care about Bar Louie or Legends closing, as I never went in the first place. Need more family friendly places nearby.

And, when we moved to Glenmont in 2016, I wasn't sure is the area was on the way up or way down. Thankfully it's been up ever since.

That’s a chicken/egg problem that will vanish once the new luxury townhomes start to outnumber the existing 1970’s townhomes. It’s inevitable.

The wheaton regional park is a huge plus if you have kids. We haven't gotten a chance to go since they replaced the carousel, but are looking forward to it. The train has always been a favorite.
