Hamlet lot premiums were $15-35k in late October. Someone else might have more recent estimates. They could have gone up since then.

Going in for an appt this coming week. Does TB offer any financing? I thought I read somewhere that TB does offer financing either through a partner/affiliate or their own.

Also, are you all securing rates now for your builds?

TBI mortgage...we didn’t lock the rate due to price. Rate was around 3.3% for over 1M

Haven’t shopped around since you have to go through TBI anyways for preapproval. My understanding (could be wrong), is that other companies will only lock rate for up to 120 days out...this will be a year out. I plan to shop around closer to closing

If you don't mind me asking are you registered in their VIP list? I'm trying to get an appointment but we are not on the VIP list.

Curious if anyone has spoken to their mortgage company about a combo loan? By closing, we’ll be close to getting the house under jumbo territory but likely won’t make it. I know combo mortgages aren’t for everyone, but I’d like to split up the loan in order to avoid jumbo if possible. Spoke to another lender and it made financial sense for us. Just not sure if they do such financing.

Phase II will start in 2 years per the sales lady. very few Orchards in the future phases. It's all Hamlet's and Windmill's...

I wonder if anyone would kindly share some pricing information for the structural change. Interested in the first floor Potomac one, and want to add another dual master bedroom on the second as well as finish the basement. Any ideas? Thank you!

Yes, everything is pretty much sold out. they updated the website.
