Well not $1.5 but closer to $1.8, sure. I live in the neighborhood and while it and this house are both lovely, the price is crazy. Good news for me, I can renovate until my heart’s content.

I’m looking at the tax record and can confirm that one of the sellers did indeed serve in the Trump administration. However, the sellers bought it at the bottom of whatever dip there was in NWDC, before the Trump administration was a twinkle in anyone’s eye.

How "near" DC, though? Houses inside of ANY major east coast city generally do. not. have. garages. Not Philly, Boston, NYC, Baltimore. Washington. Have you spent much time looking at city lot sizes?

True, as you get further out of the city core, you'll start to see detached garages from 1920s, esp in NYC and Philly, which have larger geographic footprints within the city limits. (ie, a lot of Brooklyn, Queens, Chestnut Hill).

I live near this house, and I could have a big modern double garage on my lot that fits 2 SUVs and all the kids' bikes, etc. But then my entire backyard would be gone. Why would I do such a stupid thing?

Most $2M houses in Center City Philadelphia (Rittenhouse, Fitler, etc.) that are much closer to downtown than this house have off-street parking.

What is "in this area" ? In the micro market between Connecticut and Wisconsin Aves, walkable to metro and zoned for Deal? Or did you mean Rockville/Vienna/Beverly Hills?

I will wait while you rustle up a handful of houses that have sold **this spring** that include a usable automobile garage, upstairs washer dryer/laundry room, big walk-in closets and an 'open floor plan' --- that are also in the tight geographic area including Wakefield.


I found at least four that sold UNDER 2.3million that have most of these things except a garage, however 1 does have a garage too, and sold for under 2 million.

The point is that most people are not stupid enough to limit themselves to such a small micro market when you can get something that is CLOSER to downtown DC, and has all those things for 2.3 million or less.

Only one house has sold this spring that meets your requirements, sort of, and sold for under $2.3 --> the Chesapeake home is pretty and has a bigger yard (garage) in a location further from commerce and transit. Welcome to the current (6/9/21) market


I’d take the Chesapeake house over 36th any day, especially for $300k less. Great yard and an accessory dwelling too.

+1. I can see it going for just under $2M. But $2.3M seems high, even in this market.
