I JUST booked a hotel in Nags Head, and there were plenty of rooms available in other towns as well.

Booking late means better deals!

We had a reservation for Hatteras Island this week and obviously couldn't go. When we tried to book something else, every single house had been rented. Tried many rental companies. We went to a different area.

We think and hope our insurance covers but they wouldn't say for sure. We filed a claim.

On Hatteras Island now (homeowner). There is power, cable, Internet. Grocery and some restaurants open. Beach is vacant. Everything will be open and ready to go as soon as the mandatory evacuation is lifted (and super clean! Used this mid-summer break to deep clean everything again).

This is devastating to homeowners -- these prime weeks are all the yearly profit. I will lose money this year because of this (if my renters have insurance--if they bought and are not covered I plan to refund. If they declined, well that is on them--they have to actively decline several times and over the phone when making a reservation. They know the risks of hurricanes, etc at this season). I think that is fair.

Thanks, this is helpful. My rental starts this weekend and I'm still planning on going, I feel terrible for the proprietors there.

Travel insurance often covers "acts of god" or "natural disasters", such as a hurricane, derecho, tornado, earthquake, 100 year rain, flood, etc. The cause of the evacuation is the power outage, and the cause of the power outage is the accident via the construction company. Hence, it is a man made event, not a natural disaster and not an act of god. What this means is the likelihood that the travel insurance will NOT cover this event. This is not a power outage because of a storm, this is because a person cut the wrong thing.

There are several reports already of vacationers who bought the travel insurance and have already filed claims being told the travel insurance won't pay and isn't applicable because this is a man made event. So the vacationers, even the ones who bought the insurance, are totally SOL.

To the homeowners, I would be prepared for push back from vacationers if the rental agreement/lease has an untenantable clause (even a general one). This clause is usually towards the end, and basically states the owner will provide a home that is tenantable and can be occupied (for example, the house cannot be condemned or infested or have no water or have no electricity!!!).

Does the power company- or its insurance company-- have any liability here?
