What is the most overrated area (neighborhood, town, etc) in the DC metropolitan area?

Yes, this is silly. The old adage in real estate holds - "location, location, location". "most overrated" = most expensive. There is a reason my small house costs so much; I have a remarkable neighborhood with a great public school, wonderful independent restaurants, and parks in walking distance. My husband and I spend less than 10 minutes a day commuting. I sacrificed square footage for quality of life.

Humble little Carlin Springs overrated? I think the opposite It is a lovely few streets with its own library and borders a huge park and Longbranch Nature Center

I concur with Del Ray, actually. The Avenue is fine as far as it goes, but terribly overrated. The restaurants are too far apart, the retail unique but impractical (although is the hardware store still there?) and St. Elmos is past its prime. You still have to get into a car to drive to the grocery store (unless you happen to live near the Giant/Safeway, but they are on one end of the strip).

The housing stock in the immediate circumference is OK, but the closer you get to Route 1, the dicier. Also, the better housing stock is in Rosemont, which is walking distance to Del Ray, but only barely.
