No, it is not. Sharing the name violtes fair housing. The LL can know the credit score and income verification but they can not know the names.

I’m a lawyer who’s been working with HUD for over 25 years. You are incorrect, and I’m thinking you’re a troll because your claim is so ridiculous.

Provide the federal code citation and case law to back up your nonsense.

I'm an attorney (much higher than a 'lawyer') and you are uneducated. Go retake the bar and lose your license now. Go to westlaw and search on Georgia Vs, Guetirrez.

You are a moron.

One of our children is 18 and husband says this is a breach of privacy.

Real estate lawyers- is this legal??

Husband isn't a real estate or contractual law attorney.

He has no idea what he's talking about.

I have seen a lot of ridiculous opinions on this forum but YOU WIN, PP! ASKING FOR NAMES IS NOT A FAIR HOUSING VIOLATION! Since when are NAMES a protected class?

Asking also screens out crazy tenants

LOL> Why would you think such a ridiculous thing? You might want to try actually READING the law - here you go since you obviously need some help... https://law.lis.virginia.gov/admincode/title18/agency135/chapter50/

Good God, you sound unhinged.

Talk about uneducated?
Learn how to write a legible sentence, and provide that federal code citation while you're at it, as well. 🤨

That is false. There are lease holders and there are occupants. The latter is not the former.

They are at the property I rent. If you are over 18 and/or out of high school, I'm checking your credit and putting you on the lease. Full stop. DP

You can't do diddily if they don't want to. Full stop.

OP grow up and buy a house if renting makes you so uncomfortable. The rates are lowering.

OP is broke. He can’t afford to buy.

It is legal. If the kid is 18 or higher then his name needs to be on the lease to live there.

Good for you. I’ve been barred for 25+ years. Show me the reg that says it is prohibited to require the name of a person applying to rent.

And then give the citation for your case, which above appears to be criminal.

Can someone sue under the fair housing act and claim that a landlord refuses to lease to applicants that he/she believe belong to a protected classification based solely on a name (that name sounds Mexican, that name sounds Islamic, that name sounds Jewish)? Sure, a claim like that can be made, and if the evidence shows that then that landlord is liable. But there is no regulation that makes the requirement of a name on a rental application.

I’m glad that you are an attorney. Now act like a grown up.

What? This isn’t universally true. I’ve been a landlord and worked a company at times.

Yes it is true. Try decling an app from a Gonzalez family that knows how the law works and get back to us. They'll own the house before they are done with you.

So Speedy Gonzalez, then?

LOL, perfect!

I highly doubt the PP has anything to do with the law... did she seriously cite a criminal case in comparison?

Plus, what kind of an attorney thinks that an attorney is"much higher" than a lawyer??

That-
Where I am landlord, the condo association requires this. Plus, nobody can visit for more than 2 weeks.
