Similar size, not around the prestigious AU park, priced at 2.1, and has been sitting for six months.

The house OP posted definitely looks nicer than those other two, but it doesn't seem worth 100k or 200k more.


“Prestigious”? Who are you kidding? AU Park is pretty basic. The second one is in a more “prestigious” neighborhood than AU Park (Cleveland Park or Cathedral Heights).

OP, just lower the price by 200-300k. The renovations just aren’t very good and are poor. But if you lower the price, you should be in a good position to get an offer.
