DP. The house you’re trying to sell is average at best. You need to accept it. There’s nothing in that house that screams “special”. It looks like a standard builder grade renovation that every modern home has. But with below average craftsmanship. The picture of the bathtub, for example, the wall tiling isn’t even. And in the kitchen, there are random gaps in the kitchen cabinets. I could nitpick more but I’m guessing people who saw it in person probably have said worse things. It just looks below average.

You need to accept reality. This house is overpriced. Hence why it’s sitting. If it was that remarkable, it would be gone by now. Don’t worry, it will still sell. But the fact that you keep getting angry that everyone doesn’t love it and think it’s worth the asking price…says a lot.


It’s fing Spring Valley in the AU Park is why it’s sitting. The price in a better location is just fine

Nope, it would still be a small house in an ok but not great location. 3mil would be quite a stretch for this house with any finishes. I am not worried that it will sell but it is pretty sad that this is what more than 2 mil gets you now.

Yup.. PP, it's understandable that you're upset about overpaying for a mediocre reno job, but no one here is to blame for that. Your realtor should be able to provide some of those comps you're wanting, though.

I just noticed someone bought it in May 2023 for 1.15mil. And now they are asking over a million more for this renovation? Wow.

We went to the open house this weekend. It does look cheap, particularly the floors and kitchen. The steep stairs could be risky for families with elders. It seems overpriced to me, but I get that location matters to some. Not sure why people keep bringing up "comps" when someone already mentioned two relevant ones on the first page.

We also went to the open house. It is a gorgeous house and well-built. We live in the neighborhood so we are not buyers.

Some of these comments tell me the competition is hard at trying to trash this house

Both of these are nicer than the ones the OP posted. The quality of the renovations is much better than the OP post. However, I still can’t like any of these layouts. These are basically single family homes with a townhouse layout.

The competition of the two or three homes that have been on the market for 6 months and can’t get a buyer.
