Are you are dead set on MD because if you are telecommuting anyway the Glen Allen area near Richmond has good schools, you can get a nice place for 600-700. This ones $590k with a pool and property taxes are around 4500 a year.

Frederick is amazing. So much packed into this town. Vibrant arts, good restaurants, easy access to nature.

I feel like there’s a pretty big price difference between the MoCo school clusters vs AA

There are lots of sfh million dollar homes in Frederick county. Specifically in Frederick city (Baker Park) area and Ijamsville/Urbana. Even around Middletown, Jefferson, Monrovia, Linganore, etc.

Urbana (in FredCo) is very liberal. Not a large church community in the slightest nor are the other places that PPs listed … The further south in Frederick county the more like upper MoCo it is.

HoCo taxes are high and CPRA assessments in Columbia are ridiculous.

It varies by the neighborhoods within each cluster. Some neighborhoods are more affordable, while others are just as expensive, sometimes even more expensive. You can still find a good home for $700k in any of the AACo clusters mentioned, as well as Severna Park.

I hope you're not white if you're looking at Frederick County. Just went for a day trip and it's become infiltrated with belligerent illegal spillovers from Manassas. Not at all like when I lived there (not too long ago) and not where I would want to raise my children.

OP - just move to Urbana. It's not churchy and conservative. I don't see how it affects you if people 20 miles north or west of you are.

I agree that downtown Frederick is lovely, but the surrounding communities like Linganore, Spring Ridge, and Pinehurst? They run semi-conservative and provincial. It's not terrible, but if you are accustomed to the diversity of MoCo, you may have a bit of an adjustment.
