Loudoun is so far and wide. In sterling that would be 700k. In ashburn and leesburg that would be nearly a million. Such homes do not exist in western rural farmland loudoun.

A few subdivisions, yes. I have seen some in Hamilton as well. I wouldn’t say very new, some of them have been built since the early 2000s. PP’s point still stands, its still mostly farmland and beautiful pastures and vineyards and breweries, which I love. Two identities enclaved in one county; hard to find such a sight in other places.

The city itself is very progressive and frankly more artsy, creative-class driven than DC. Sorry. If you want to feel like you never left NOVA, move to Short Pump. We moved from DC proper (Capitol Hill) to RVA (Museum District) and love it. Friendly neighbors, quieter, access to the same amenities we took advantage of in DC (great food, museums, galleries), and much, much, much less of a live to work mentality. Some people embrace that in DC but it wasn’t for us! RVA is!

Yep. That house is $880k. And would need to be bought at today’s interest rates. My fully renovated Loudoun home is larger than that and probably worth only $100k more, plus I have a 2.25% mortgage. Moving to Richmond would literally make my expenses go UP.

We have some friends who moved down there and love it. One couple is involved in Democratic politics and the other is a gay couple, and both have found great communities there. Housing down there has gotten more expensive lately but is still ~50% less than comparable properties in northern VA.

It’s not cheaper to live down there and the taxes aren’t lower compared to Loudoun.
