Also kitchens really are the biggest expense in a house. My dad built his house from ground up himself (did most of the labor as well as the design) and the kitchen was a large part of the expense. |
Two years ago we modeled our kitchen- full gut, DR wall removal, added a pantry, island, etc. I found an Amish cabinetmaker in Ohio who hand built our new maple cabinets, pantry, etc. working from drawings I paid a local design service $200. The carpenter who installed the cabinets said that these cabinets were the first he had ever installed that did not require any shim. Out the door with shipping (the cabinet shop delivered and unloaded them for us) cost just over $19k. |

Curious what designer you used? I'm having trouble finding one who won't turn our kitchen into something worthy of a Downton Abbey set. We will be doing something quite similar; did the designer and the contractor already know each other? Or did you find them separately? Thanks! |
I worked with a Richmond based designer that I found through Instagram, and a local small contractor. I recently reached out to the designer about some other projects, and she is not taking on non full service projects w/new clients. The local small contractor is someone we previously worked with. He was great on our last project but not as detailed oriented this time. The finish work was shoddy and we ended the project on poor terms. They can go in any direction from MCM, traditional to contemporary. I interviewed them pre-covid. At that time, they would do a design for a set fee and - if I remember correctly - deduct that from the cost of the cabinets if you buy directly through them. Check out their website. |
We are in the process of a kitchen renovation house value about $900K- My First budget was 85K, it looks like it will run just about $100K. Areas that increased cost from original budget- Electrical, refinishing the entire first floor of hardwood, cost of window/slider replacement. |
And bunk, shims would be needed to install perfect cabinets in an imperfect house. More about variation in walls and floors than quality of cabinet. Out of state cabinet maker couldn't anticipate that. |
This thread is scaring me. I have a pretty modest condo. I need a new counter, I think cabinets, backsplash, ideally flooring, lighting and a counter with stools for dining. Oh yeah, and a fridge. But , I was hoping to spend around $25K???

I got a quote from my builder and the estimate is about the same as yours. Only difference is we don't request for high-end appliance (subzero or wolf). We plan to buy kitchenaid or samsung from HD ourselves.
Cabinet= most expensive expense (also the market is short of glass doors) Quartz countertop = go to dulles airport stone shops and you can buy and select the pattern yourself to save money. Granite is out of date and you'd better use everything quartz. |

Definitely. What made granite out of date? It was installed everywhere to make ho hum work look premium, especially condo rehabs. What's today's equivalent? Quartz and house flippers. |
