Traffic on the beltway in the 1970's is not the same as traffic on Rt 1 in 2020's. And it is already a cluster on Rt 1 right now. The arena is going to make evening rush untenable. |
Different traffic and demographic patterns then. Fans aren't making the trek out to raljohn like they used to and you are underestimating how bad that stretch is I don't think you are correct. They'll pick up enough exurban Virginia fans to make it cost effective but it won't be accretive. They are reducing demand in exchange for lower costs and ancillary revenue streams. |

| Governor Youngkin just became Senator Youngkin with this. The only thing that would poison this is if he can't fend off the demand for so-called "affordable" housing that would spike costs and bring gang-related crime to the area. But I think President Trump will be able to stop that nonsense given Governor Youngkin standing down from the presidential race this year. |
