sleeper neighborhoods with good schools?

Are there any 630,000-and-below SFH neighborhoods in Northern Virginia zoned for a good elementary school? Or is this the rainbow-patterned unicorn that we speak of often? Any little "pockets" we could check out? I realize this may not be a realistic request, so thanks for your ideas.

There are SFH but not turnkey or new. At that price looking at older ramblers but SFH do exist at that price

2nd on Mason Crest. It was a school admin center that reopened as a school again, and is doing well. It's a good solution for young families over the barrel with housing prices. The neighborhood is down Gallows Road from Mosaic district, which I realize gets made fun of a lot, but for the young parents we know around Fairfax and Annandale, it's really convenient. The neighborhood also has a good county rec center, and there's a Harris Teeter opening up near the Dunn Loring. Again, it's not a "place" like Bethesda, or Clarendon, or Arlington, or Chevy Chase, but for families who can't afford those spots, it's a good safe neighborhood, good elementary, with nearby good stuff to do.

^ and close to the beltway, 66, Route 50, Lee Hwy, etc. forgot to mention that!

where do you work? I think at the $600K price point, you have more options open to you than those in the sub-$500K price range. You likely aren't going to get an absolutely gorgeous home closer in at that price, but if you can go a little further into Fairfax, there are really nice homes in that price range.

+1 you can get a turnkey for sub-600 in some great neighborhoods in these areas. I am looking too, but not much has been in the market so far. We have lost two bids already in West Springfield. I'm thinking the week or two after Easter we will see some pickup in those areas. They are desirable spots, though, so they come on the market and sell quickly. When I see one, I'm not waiting for an open house. Our offer will waive contingencies, except inancong, but we are coming to the table with a preapproval. Is brutal out there.

Cardinal Forest, West Springfield, and Keene Mill are all great elementaries. I like CF and KM better than WS because I much prefer WSHS over Lee. Irving is a great middle, which you probably know is hard to find.

Can you elaborate? I know some people that owned there about 15 years ago and they didn't last long, they hated it. The people were so miserable from their long commutes on Route 66!

This neighborhood was headed downhill 25 years ago. Can't imagine it s desirable now.
