sleeper neighborhoods with good schools?

Depends where you are commuting to, right?

Look at a map of Fairfax County. Start on the southern and western edges next to Prince William and Loudoun and work your way closer in. There are lots of nice, affordable neighborhoods with great schools in southern/western FFX.

We have friends in the Little Rocky Run area of Centreville and they like it. Several pools/playgrounds and they are walking distance to middle/high schools.

22182 part of Vienna (near Navy FCU) that feeds into Stenwood Elementary. Zoned for Marshall HS, but if you have an elem age kid, I would not speculate on HS at this stage of the game in that part of the County.

22152 is great, especially in the Cardinal Forest neighborhood. It is hard to get in, though, because the desirability due to walkability (Lake Accotink, pools, grocery stores, drugstores, restaurants, etc.) is high. They tend to go fast when they hit the market, though it is rare to see them on the market.

Agree with Burke and West Springfield, Fairfax Station, or maybe something feeding into Woodson if you can find it. I live in Arlington due to my job in DC, but when I visit friends who live in those areas, I'm impressed at how much more house/land you can get for the money. My friends with kids at Robinson and South Lakes and their feeder elementaries are happy with the schools.

A couple in Woodson district in Annandale:
This one has been on the market for quite a while in Canterbury Woods - I see a bunch of improvements you could make, including expanding the kitchen.

This one is right around the corner from Cantrebury Woods ES (I see my friend's street on the map who lives in that hood) and is listed at $500K - LOTS of room for improvement.

You want Bruce and Tanya (if you want a realtor). They have several about to come on the market in great areas that will likely be in your price range (or lower). http://www.bruceandtanya.com/listings.html#comingsoonlistings

Nice spam.

What about the neighborhoods south of Old Town, just west of Telegraph Rd.? Some very pretty streets, and a very good elementary school on Franconia Road, and it's an easy 10 minute drive to Old Town. We don't live there, but our friend who do moved there for the reasons you are asking about. Nice big parks around there, too.

Nice spam.

Not spam. I am working with them and they are really fantastic. I don't have much to compare them to, but they work really hard and are a real pleasure to work with. We have been happy so far. They know the neighborhoods.

Anonymous wrote:Not the PP, but I also recommend the Dunn Loring Woods area near Dunn Loring Merrifield. It's technically Vienna, but it's closer to Falls Church. Houses aren't anything special (mid-50s ramblers and colonials) but a lot have been updated and well-maintained. At $630, you could get one of the nicer ones (prob 2000 sqft including basement) with a good yard. Lots of young families moving in due to easy access to metro, major roads, and burgeoning commerce. Schools are good and zoned for Marshall HS.

Look for Vienna Woods and you can get Madison instead.

Not much of a difference between marshall, in fact Madison has less offerings like no STEM school and is old.

Big difference in terms of overall reputation and community support. Music and sports at Madison are also better. Madison doesn't need a STEM academy because it already has so many AP courses.

Being #3 is better than #16. You can find something for 650K in the Madison district, so why not try?
