In Virginia, the date for return of rental deposit money is within 45 days.
Does anyone know if that is a postmark deadline, or the actual money in hand deadline? Thanks! |

If it is my $3K deposit, and I paid every rent payment on time for 3 years and left the house in excellent condition, damn strait I am going to care if the landlord does not return the courtesy of giving me my money back on time. I am trying to figure out when to get demanding about MY money. I was never late over 3 years and was an excellent tenant. Landlord owes me the same professionalism and respect. |

I'm a landlord and I agree - postmark.
But if the tenant really was as awesome as you claim to be, I send it sooner because I have nothing to deduct. I wouldn't expect 100%. |
Awesome, thank you! That is entirely possible, and we are prepared for that. However, if we do not get the full deposit back, it will be the first time in nearly two decades of renting all over the country, and contrary to what the landlords told us at check out
Just out of curiosity, what is the benefit to the landlord to hold that money beyond the full 45 days? Is the money held in some sort of escrow account? Does it bear interest? |
| Benefit is time, issues are not always apparent. Also utility bills are not always paid. Have you done your part and submitted all necessary documentation along with a forwarding address? |

| The dates (vary from state to state) is to allow the landlord time to assess the damage, if any, to hire the contractors to get the work done, to get the documentation of proof, to subtract from your security deposit, to mail to you, which is why I don't rent out anymore. |
