What's dumb are the progressives who think they're accomplishing anything. As usual, the road to hell is paved with good intentions. In reality this does nothing more than pave a golden highway for gigantic wall street firms like Black Rock and other big REITs to buy up huge swaths of SFHs and run neighborhoods into the ground once they've built up apartment complexes and maintained them like the slumlords that they are. It'll be funny when gigantic corporations buy up all of the land in the region, demolish any remaining character that is left, and create slums since they're driven entirely by profits to increase their stock. And prices will never go down. |

Thrive 2050’s goals are in the right place: more compact development, more walkable communities, and upzoning, all in the name of affordable housing. Its approach to getting there will fail. The policies are all carrot — think subsidies for housing that’s only affordable if you make more than $100k — and no sticks that would cause development to happen fast enough for older buildings’ prices to fall. The upzoning proposal is too complex for smaller developers to compete with big developers in a meaningful way. Casey Anderson and Hans Riemer have been making housing policy for a decade. Princes have only gone up. Maybe that’s because their solutions to the housing crisis only benefit big developers. |

It makes sense to tear down junker houses and ugly old strip malls on busy streets replacing it with high or higher density housing above retail. SFH on busy streets have lower value and are undesirable while it’s the opposite for high rise condo buildings. Areas like Wheaton and further up could end up safer if you clear out all the junkie buildings and dark areas. |
