Will MR build on your existing lot for $200-250 sq ft? That’s what we’re getting quoted by other N Arlington builders. This wouldn’t be our forever house so I’m not looking for high-end or spectacular but also don’t want anyone using cheap materials that barely meet code like OSB ply with spruce framing who then turns around and charges $400-500 square foot (spring st cough cough)

is the 200/250 for TOTAL finished space, including basement or just the the top 2 levels?

for 200-250 you will get osb and other bad crap....this is builder grade cost my friend.

I live in 22207 and know tons of people with MR built homes. Only complaint I’ve heard is one person was getting water in their basement. Everyone else very happy.

I’m probably ok with that for $200-250 sq ft. But there’s builders putting up houses now with osb for $450+ sq ft in N Arlington. Trying to avoid those.

I got a recent quote for 5K square feet, all hardwood, mid-range finishes from a builder commonly mentioned on here (not MR) and it was under $200/sq ft. Site work of course adds another chunk.

Pardon my ignorance… what’s wrong with osb? I thought all builders pretty much used osb. Is there a better substitute?

Calm down weirdo. It was Focal Point. The public pricing for their semi-custom plans on their website are even lower - closer to $150 sq ft for 5/6K+ square ft.

Focal Point and Evergreen will be your best bets, with Stanley Martin in the mix. There are also a small number of new firms but that can be risky. Evergreen will be the cheapest and I think all these builders have pricing on their respective websites. IF you want full custom, Monarch may be good with reasonable pricing. best of luck.

Google reviews of MR suggest that their contractors are disrespectful toward neighbors. May be a relevant consideration for some people.
