I think you really have to think long and hard about this. At 12-14 not a lot of issues other than things like watching porn on phones, music, and gaming too much. I have that house. Last summer my teen texted me from the backyard, said some kids were vaping weed out of sight of the cameras (we have them inside and out) and to sneak around the back and bust them. I did and he saved face...acted "shocked". Never has that been tried again on our property.

Yes, dab pens and vapes with thc cartridges. With DC basically legal post 21 very very easy to get this stuff now. OPs house is boring and she sounds pretty naive so it might be best to keep it that way.

But really there’s nothing intrinsically wrong with having these things and of course it makes teens want to hang there. You could take half that list and it would still be pretty cool.

I have a 14 yr old. We have other games but they aren't multiplayer. I was responding to the idea that gaming systems don't lead to socializing. My 14 yr old is online now (west coast) playing minecraft and talking to his friends while they are all playing in the same realm.

Seriously the dab pens are everywhere now. It really worries us when teen relatives come over and we're afraid they are partaking. Like what if someone passes out at the house or whatever.
