Agreed. But you could expand this to "wrong side of Rockville", "wrong side of Bethesda", etc (I don't know VA). It's so freaking annoying. Get some perspective people.

That's the point! There may be some areas that have a higher school rating, or older houses, but there isn't a "wrong side" or even a bad side. You live in one of the wealthiest counties (with pretty low crime rates) in the country. If you can afford to buy, you are doing pretty damn well.

For us, we could have bought "north of the tracks" or in Parkwood. We preferred the dynamic in the Town rather than Parkwood. For us, walkability was important. And we value that it's a value shared by our neighbors, who are now friends. Walking to the MARC train, walking to the farmers market, local cafes, great park, etc. Not everyone values those things but for us, it was important and for many of our neighbors.

I like that part of Kensington and if my kids were in private I would absolutely live there. I certainly wouldn't pay a 400K premium for a house on the "right" side of the tracks. That being said, we paid the premium because we use the public system and don't want to be zoned for Einstein.

I have met several people whose kids go to Einstein and they are very happy with the school. These are sophisticated people. I like the house. I bet you could get it to come down some. There are few houses like that anywhere for that price. My concern about that house was the short distance to University. I think it might be noisy with traffic sounds, so I would recommend walking around the neighborhood and seeing for yourself. I think that's a great area. Walkable to some things, bikeable (the trail isn't far), close to Rockville, Wheaton, Kensington, Marc train, pools, etc.

We love Einstein. My DH is a university professor, I'm a lawyer, we have two high-achieving kids. DD is at a selective liberal arts college after having graduated from Einstein; DS is a junior there. Both have done well. There are many other families like ours at Einstein.

There is no "wrong" side of Kensington.
