Estimating roughly $75K-$100K in updates...It only looks dark bc of the paint colors/taste in dark furnishings that the current owners have. Can easily turn this into a bright and cheery space with a couple...ok several cans of paint. If our offer is accepted the first thing that we will do is probably white wash that dark brick wall. Change the living/dining paint colors to something softer and more cheery like a yellow tone. There's lots of potential here.

Wow, as a newbie, this really is enlightening! Are you worried about parking? Do you have kids? Do you think the space will be enough if you do? Can I ask if you are going to go over 800?

Not worried about parking. We currently have 2 cars but plan to sell 1. We have a 9 month old. We like to live simply so yes we believe the space will be enough. We are thinking of offering between 805 and 810.
