WHat do you think of this house in Capitol Hill?

I'm the poster moving to capitol hill and need to find a house before we move to DC. We see this one is priced at $749,000.
Does this seems reasonable? Do you think parking will be an issue? Is this a low asking price or high?
Any input is great!

Very close in and great location. Seems like a very good price to me (speaking as someone who lived on the Hill for over 10 years).

I wouldn't be surprised if it goes for above list price. The lower level is a rental (which can be good for some people), so the upper portion is only 2 beds, 1 baths. Parking will be kind of an issue, but not too bad.

Seems priced about right, maybe a little low. Looks like the basement rental is not legal so that may turn off some buyers.

I think it depends on your needs & preferences -- this isn't a lot of space for a family, but it has a lot of good points (super nice location, probably zoned for Brent elem, relatively low asking price, rental unit). Looks like it hasn't been recently renovated. Probably a better deal for a childless couple who don't mind living in a smaller space.

Not as nicey-nice a neighborhood, but a very nice block close to Lincoln Park, Safeway, and Metro. Big deck and 2-car garage. Big caveat - not zoned for the "good" elementary school.

I live 2 blocks from there. It is a great area, inbounds for Brent Elementary, parking is not really an issue. Easy walk to Capitol South or Eastern Market Metro. House looks like it needs a face lift, you are paying for location, which is a desirable one.

I live pretty close to there. I think it's a great price and you can hardly beat Brent.

Parking should be fine.

Does it have a/c? (I can't tell from the pix). If it lacks a/c and parking I think that'd explain the price. It's really pretty, though and if you don't mind sometimes having to walk a couple blocks for a parking space, though, it could really work. Would you rent out the basement? If not, that could be a nice cool place to hang out in summers, even if it's warm upstairs.

Price seems fair. Remember to factor in the cost of a moat and drawbridge.

Yes, probably, given how quickly things are going on the hill and the lack of inventory ...

It looks really narrow - narrower than most. But it is a great location.

I like the Kentucky Ave one better. It looks much more spacious. I know two families with kids who live in the 100 block and it is a nice neighborhood (although I think the 100 block is nicer than the 200 block).
