No - just realistic about the market. Check redfin, I think there are a grand total of TWO houses for sale right now at that size & price range on Capitol Hill zoned for one of the "good" schools.

DH and I are interested in the house. We are planning to put in an offer slightly higher than their asking.

Really? How much money do you estimate will go into changing things? Did you feel like it was a little too dark?

Estimating roughly $75K-$100K in updates...It only looks dark bc of the paint colors/taste in dark furnishings that the current owners have. Can easily turn this into a bright and cheery space with a couple...ok several cans of paint. If our offer is accepted the first thing that we will do is probably white wash that dark brick wall. Change the living/dining paint colors to something softer and more cheery like a yellow tone. There's lots of potential here.

That one must need some work somewhere! Offers are being requested on a specific date for precisely the reason we're discussing here -- the market is so competitive that sellers can demand all offers on a certain date. They're also probably expecting to get up-bids.

Ha ha, quite the opposite. I just bought on the Hill in the same price/size range as the OP, and I know what ridiculousness we went through. I don't disagree with the basic premise that real estate can be a bad investment, and I do think it remains to be seen if capitol hill is in a bit of a bubble right now. But as far as the market goes in the short term ... it's competitive.

That's what I was assuming. The expectation of up-bids given the relatively lower price for the neighborhood. It looks really nice, but doesn't have a garage and has a small backyard space.

In terms of location, it's right near the power plant and freeway. I wouldn't want to be that close to either. I'd pick a location deeper into the Hill.
