| A lot of investor cash is flowing into these zip codes, primarily due to Tysons development, to a lesser extent the Dunn Loring metro projects. It's all academic as to whether pimmit hills vs. vienna is better, considering it all depends on where in tysons you are trying to go. Either way, expect a lot of flips, large increase in rents, and a lot of teardowns in all of these zips. |

Yes, Vienna has more uniform affluence and is a "higher echelon" than PH. Yes, PH has a lot less inventory. It's a much smaller area than Vienna. Yes, schools are good in both PH and Vienna. Yes, PH has a much higher development potential because it is starting from a lower point. Vienna is much more developed at this stage to grow vibrantly. Yes, PH has some ugly-ass architecture. Some are, some aren't. There's all kinds of houses there. | The quality of the teardown construction in the Town of Vienna used to be much higher than in Pimmit Hills, but they seem to be converging. The new houses in Pimmit Hills are getting nicer, while the Town of Vienna is now full of ugly JDA homes and cheap-looking "Craftsman" houses that aren't nearly as nice as what was being built there 3-4 years ago. Might as well just tear down a few blocks, put in a new Toll Brothers development, and be done with it for a while. |

OP is definitely right that those zip codes are doing better than town of Vienna in terms of appreciation.
And DC and VA are doing much better than MD over past three years. |
Very well-reasoned post, thank you. I chose Vienna over PH. Do I live in a "better" place? No. Better for me. Everyone has different preferences. I guess the only downside to any of this is that PH used to be a pocket of affordability for middle class homeowners and renters. Vienna used to have more of this, but very little anymore. Pretty soon the only affordable places to live in the greater tysons area will be apartments that they are forcing the developers to offer below market. |
