You need the stock market to crash. DOGE was incredibly ineffective and barely any employees ended up fired. As usual the federal workforce continues to get bigger.

Yes!! We’re going through the same thing - we want to stay in N Arlington and get a bigger house but right now we’ve got a large yard and would have to give that up for a bigger new build. If you mention wanting a usable yard to the local realtors / builders at open houses for the new builds they basically laugh in your face and walk away.

We were getting our house ready to list during that big storm. The contractors actually came out, the day and the second day after, and did carpentry work on the outside of our house. I was shocked that they did it. But they did. Up a damn ladder. Amazing.

OP, you might like this house. It is CLEARLY overpriced so might be an opportunity as it continues to sit. They dropped the price by $950k They must be terrible sellers for their agent to work with - or their agent sucks.

The MLS is clear SFHs are out there. You just need to keep your mind open, potentially lower your expectations regarding what/where you can get with your budget, and be ready to pounce.
