Thoughts on this N Arlington house?

3D tour has an industrial-sized fan in the basement. Draw your own conclusions.

That might have been put in to dry the fresh paint job... but then the next question is why the unfinished basement has a fresh paint job.

This will go well above asking.

We looked in this neighborhood for a LONG time. It’s mostly very old or new and too expensive.

I think this will settle at closer to 2 million, if not more. It’s no the no man’s land of house prices in this area.

I like it

I guess the all-caps yelling about offers being due Wednesday didn’t pan out.

Hard to know for sure by now. You might be right, but they also could be at the point where the agent badgers buyers into increasing their offers.

Living room is cramped. Don’t see a family room?

Thanks for the update, agent. What's the offer price?

Lol. Still not an agent. Just a neighbor.

I love how everyone on a forum about local real estate is accused of being a realtor because they're *checks notes* talking about local real estate

Yep. I think it’s the same person who posts those accusatory replies the majority of the time. They have a sarcastic and nasty way of speaking that’s pretty distinct.

Talking about a single property for sale and simply singing its praises is obviously sales tactics.

Most people post either concern about a place they are buying and want discussion; if they loved it like Op says they would buy it and not risk other offers. There does not exist a neighbor who would not invoke some snark about the property — unless they want the house to sell because they want a comp when they are selling their house soon. So again, a self interested salesman.

You can put away your tin foil hat. I'm just a neighbor who enjoys talking about real estate and who thought people might want to talk about the weird lot, backyard stone work, or non-standard addition.

I know you like to fancy yourself as oh so clever, but it's a message board and just not that deep.

None of which you mentioned in your glowing OP. I mean you compared this ramshackle assembly to a new build?!

It has a huge backyard and basement that could be finished easily. Super affordable family house, at least as compared to new builds. Zoned for Glebe, Hamm and WL.
