Agree, the ski season on the East Coast is getting to be pretty unreliable, and I assume will only get worse with warming and more rain in the winter in the Northeast. I wouldn't buy up there for an investment. |
Honestly, if you are willing to just rent for the school year then your place would be 100% rented because most kids don't want 12 months...but that is the only option. I would imagine if you are in Burlington, you could rent your place September - May and then use it during the summer months. I agree though...you're renting to college kids so it's hard to reconcile a place you would want to spend time in yourself vs. what the kids do to it. |
If your doing 9 mo college rental, then are you going to furnish it for students? As you'll want it furnished for when you visit. |
Like I said...that's the dilemma. Maybe just rent to grad students? Or build a 2 BR ADU that you rent out to students? |
| Salt Lake City on the east side so close to the Canyons/80 for skiing and in the fall you get parents weekend and football and in May graduation for the University of Utah. The U is growing like crazy with lots of kids coming from CA and the east coast. Plus Olympics in I forgot the year. |
Toas -- both the town and the ski resort, are still relative well priced for "out west mountain town." Toas resort is just the resort and its a decent drive from Toas town. |

OP, what's your goal here?
Do you want to purchase an investment property and become landlord? Or do you want to escape to someplace for 3 months out of the year and you're trying to find the most economical way to do this? What's driving this 3 month escape plan and which 3 months of the year do you want to spend somewhere else? If the latter, then you might be better off investing the money and using the proceeds to rent a place in the area of your choosing or just take some long vacations. |

It’s very hard to make money off of a rental property if you buy now.
Is this a place you want to vacation in? Managing from far is hard. We have a place we rent out but it’s three hours away so we use it for ourselves often (about once a month) and we can get there relatively fast if it needs our attention. |
OP, I might have been the one that mentioned Taos. My cousin owns a place (it's several really, one main house where they stay and 3 casitas that they rent out) that's near Taos (town), but not really far from anything. It's in El Prado. I think they don't have trouble finding tenants because they are meticulous about how they keep the place, the views are fantastic, and it's close to town, but also an easy drive to Taos Ski Valley. |
