It’s virtually impossible to evict tenants in DC. There are periodically news stories about long standing trouble section 8 houses

It depends on the tenants. Some will pack up and quietly go because they don’t want the drama. Some will drag out the process until the Marshalls are called.

This post make me smile. I own more than half a dozen row houses in nw dc (20009). I rent to groups of young people. The mortgages are paid off. The income I receive is extraneous to my life now (after decades of work). From time to time, I was getting emails from neighbors unhappy with a late night part or bc there were some beer bottles scattered on a stoop when they walked by Sunday am from night before. I used to be apologetic and call tenants and tell them to cool their jets. The last several years, I tell the neighbors, if you ever contact me again about a party or beer cans, I will get rid of the current tenants and install the most violent section 8 tenants I can find - it’s makes 0 difference to me. These days, I’ll prob make more with section 8. You choose. I never hear from neighbors anymore 😃

The program formerly known as section 8 is now known as the Housing Voucher Program. They are the same thing.

For anyone reading this who is dealing with a real problem neighbor in DC, here's what I did:

Called the police for every legal violation. Of course they rarely actually showed up, and when they did show up, they did nothing, BUT it creates a record.
Made reports of specific issues to DOB and DPW: Improper trash disposal (piled up in the backyard), rat infestations, overgrown lawn and treebox, unpermitted electrical work, illegal rooming house, rental without a business license. Every time, I explicitly requested an inspection, which they are required to do. Once an inspector comes out, the fines start rolling in.
Copied my councilmember on everything, and maintained a steady correspondence throughout. He was of course inclined to foist me off one some bored constituent services staffer, but I made myself un-ignorable.

It took six months. Once the fines got steep enough, the slumlord owner sold, a flipper bought it, and it became another generic grey family home. The new owners are lovely.


This post isn’t fake. We don’t know the proper channels and that is what I was asking. What is DOB and DPW??

Op, Call DCHA for the inspection check and also animal protective services if they have pet. Put pressure on owner and he will kick them out.

Voucher program has to be more strict with tenants. A buddy of mine sued the program for city’s negligence and won a big lawsuit.

The eagle shats once a month on rent payment made by the government. I never hassle the tenants for the rest of the money because the government is overpaying for its share of the rent. If the tenants complain about anything I tell them they have to start paying their share of the rent or out they go. They mumble and grumble but don't bother me.
