Yes. We bought a house that desperately needed a new kitchen and deck. We sold a house where the kitchen needed updating. My take on it was that the new owners would want to redo the kitchen the way they want; DH thought we should upgrade it. Realtor agreed with me. BUT, I will say that both houses were in desirable locations. If the house is not in a good location, you want to update it to some degree, or price it really low. Some people just don't want to be bothered with a remodel when they buy a new house. |

dp. thanks genius. in our case the agents are pushing more like 50k of renovations (interior paint, exterior paint, new deck, new cabinets, plus all the actually broken stuff we have to fix.) Very unclear if we would recoup that. |

List as-is for a lower than average but reasonable price.
If possible, show vacant and clean, maybe entrance freshly painted. Open windows for cross ventilation as much as possible. Remove any fabric window treatments, throw rugs and everything from walls. Clear surfaces. Depersonalize. New door mat. Clean windows. |
New deck and new cabinets is insane. Exterior paint only should be done if old paint is peeling or some terrible color. You won’t recoup the money spent. We passed on an otherwise nice house where they redid the kitchen. It was brand new, but the layout was terrible. They should have saved their money and sold it with the old kitchen, priced accordingly. We would have considered it then and planned on doing the kitchen the way we wanted to. I just couldn’t bring myself to buy a house with a brand new kitchen that I hated. |

I’m actually on the fence about exterior paint. It’s a bad color and peeling a bit but it literally seems like “lipstick on a pig.” |

This. My parents' neighbor was apparently obsessed with updating before they sold. The people that bought their house had plenty of money and a different vision for the house and ripped out most of those brand new updates. That said, a coat of paint and clean carpets, staging, are likely worth the money simply to make the house look its best. |
Peeling paint and bad color I’d actually consider painting. Go with something neutral that most people would be content to live with for a while. |
