Notice to Vacate for late rent

Where's your rental? I'm in need of a A+ landlord who wouldn't call me constantly.
I pay 5 days before, but it's because I don't have to wait for a paycheck.

That's not an option in DC. Here, after the lease expires it automatically goes month to month. If you want the tenant to leave you either have to go through the eviction process (and have a valid reason so a judge orders the eviction) or pay the tenant or otherwise convince them to move out. Or you need to keep them.

In MoCo, it isn't "due" until the 10th. Always liked having those extra days when I was a renter.

I usually do late fees/day in dc otherwise they would always be late.

Even with mortgage you have a 15 days grace period.

Nonsense. The MoCo approved lease form says explicitly that the grace period - before a late fee kicks in - doesn’t mean that the rent is not due on the first.

Having said that, if that’s the only thing you don’t like about your tenant, be happy.
Alternatively, provide a “discount” for autopay
