Notice to Vacate for late rent

If a tenant is consistently late on rent (paid on May 3, June 1, July 3, August 5, etc) would you file a notice to comply or vacate in DC?

That is hardly late by DC landlord standards lol. You can't even charge a late fee for most of those dates!

That isn't late in DC. In DC there's a grace period of 5 days.

I think OP would be insane to even bother with this but I think in her defense yes it is technically "late" she just can't charge late fees.
