It's due on the 1st but if people don't get charged a late fee until the 5th, what is the incentive to pay ON the 1st? If I get paid on the 5th and I don't get hit with a late fee, I would just pay on the 5th. |

Your lease should be clear when rent is due and when it is considered late and late fees will be collected.
It should say rent is due the first day of every month. |
