| Looking at the photos, it looks like the rear yard slopes pretty heavily towards the home. There is a retaining wall (likely put there to divert water), but feels like it could be a liability. Add that to all the aesthetic stuff mentioned above and here we are. I feel like $1.4ish would be fair and leave enough room to handle the issues. |

The closer I look, the less I like it. It’s big but also weirdly small, and spaces like the kitchen and the “rec room” seem oddly dark and closed off.
I also think there’s a gigantic “bedroom” there that doesn’t have a full bath on the same level? I’m confused by the floorplans. I think I prefer the smaller houses in this neighborhood that have better windows. |
