Any insight on why this house isn’t selling? It’s a great neighborhood.

| It’s been on the market for so long - they initially priced it way higher. I don’t think there’s anything wrong with the house (although who knows) but rather that it was priced too high and now it’s sitting as a result. I think it’s a nice house |
| Not that big, nice-ish but not lux, and a lot of money. Started at $2.1m and now at 1.65m? Yikes. |

That roof needs to be replaced. I can see the visible wear and aging. Big $$$ right there.
It's looks dated. Like a spruced up Cracker Barrell with some of those wooden country-style built ins. That screened in porch does not look inviting. Plus the view of the backyard is lots of brown dirt. Kinda sad, tbh. It's always the price. Way too high for a house that basically needs a complete renovation. Sure, it's livable. But all I see are lots of big expensive projects. And its too expensive for one of the flippers. |
| When they sit so long it's always the price. They were greedy at first now are paying the price with it sitting. |
| the location isn't walkable to anything. |
| I walk past that house all the time and love it. Lovely neighborhood too. They completely overpriced it though and now it is toast. |
| Who want to pay that much for an average split level with wood paneling in the basement and that needs kitchen floor renovations on a bad lot with three sides of road frontage, even if it’s in a good overall location. |
| Bones are fine but it’s dreary and needs too much cosmetic work, inside and out, for the asking price. |
|
Dated, expensive, looks like it needs a new roof.
If the roof doesn't look good, all systems are suspect. |
| You could get that house for 1 - 1.2mil in Fairfax. Yeah, then you'd live in Fairfax, but some people are making that decision. |
| That kitchen floor ... my eyes!! |

Depressing enclosed porch
Weird kitchen floor, old look overall More basement than house? Will need a lot of work |
Exactly this! |
| They should low ball the price and start a bidding war |
