I don't think this is possible. Even if you have roommates it'll be $1500 to $1800 minimum. There are few apartments with 3 bedrooms, but plenty of 2 bedrooms that you can split. You can rent a home but it'll be 4K+ for a 3 bedroom, and this will get you closer to the $1,500 area. There are bigger homes but they cost more and you'll have to manage living with like 4 or 5 people and hoping that no one leaves so that you're not on the hook for paying their share of the rent.

Also I think your age makes a difference. Like I feel like a bunch of 20 year olds in a group home makes sense, but a 40 year old person living in a house full of other people is a bit odd.

Old Greenbelt has some fairly affordable town houses and most maintenance is included in the Co-op fee. I know several recently divorced people who have moved there. HOA fee is high but that includes property taxes an almost all maintenance.
Strong sense of community, relatively safe, close to transit.

This is crazy, someone making 100k as a single individual with no kids can literally live anywhere in the city in a nice studio/1 bedroom apartment. There's no reason to go far into the burbs. You should expect to pay ~2100-2500 for a one bedroom, but this should be quite doable with that income (a lot of young professionals in this city make 100k income and pay this rent). There are new buildings in Noma, Navy Yard, Mount Vernon Square where you should be able to take advantage of a promo or live in a rent controlled building in upper northwest for cheaper with fewer amenities.

only way to do <1k is renting a room in a shared house, or if you get lucky, a basement apartment.
