Not to helpful to the OP, though. I assume 1,000,000 is OP's all-in budget. Those last two appear to have sold off market though with no pictures or recent sales. The first one is very nice and looks like was move-in ready, but $80,000 over budget.

No, not if OP's all-in budget is $1,000,000, unless the point is that these are just out of reach?

#1 is $85,000 over budget and appears to have water damage

it seems probably that #2 and #3 need a lot of work and #3 sold for $100,000 over OPs budget so you are starting over budget to begin with.

Brookland, Manor Park, Brightwood, Takoma, Lamond Riggs (right on border with downtown Takoma Park, MD)

I live in a neighborhood called the Hampshires. Best deal in DC. It's NE, but right on Takoma Park, MD line. Houses built in 2023. They also have townhouses. A little sleepy but really safe.

Brookland is a great neighborhood with a handful of local restaurants and readily served by the Red Line for access to downtown DC.

If you’re quick you can get a small place in friendship heights, ccdc or au park. One recently went under contract on a great block off of military road. If you want safety above all else, avoid the EOTP neighborhoods people are suggesting here.
