Why isn't this house selling in Purcellville? Home was built in 2020

Incorrect, I use mine all the time and wouldn't consider a master bathroom without it. I deep condition my hair and rinse the olaplex 2 in the tub, it's much easier. I also wash my dog in it; we have a sink in the laundry room but it's too high and too small for her to fit in it.

OP, what’s your budget? If you got the house down to 1.1 and even put 75-100k into it the house would be ideal.

Also, to the PP’s saying “what’s Purcellville” or “can’t you get a farm for that price?” Cmon man. Purcellville is highly coveted and beautiful, only reason I don’t live is due to my commute.

You are not buying a whole farm for only 1mil anywhere in VA or MD. That’s laughable. Newer homes in western Loudoun go for at least 1 mil and usually more. People pay 2.5 mil to live in Willowsford in ALDIE!! Just because you scoff at the location and price doesn’t mean that plenty of people are willing to live/pay these prices.

I checked FEMA flood maps for the area. House is not even located remotely close to a floodplain.

The house is honestly nice but the unfinished basement on top of the 1.2 mil price tag are gonna make the house sit. If they had finished the basement and continued the wood floors into the bedrooms the house would of sold within a week.

Delusional sellers are a plague.

I wonder if it has to do with internet availability? If you follow the services link on the listing, it says that Viasat is the internet provider. No mention of broadband/wired service in the listing, which usually there is in Western Loudoun if there is wired internet available--because it's a definite plus and not available at quite a few locations.

Out of curiosity, I checked and Verizon says it can service the address (Fios) and Xfinity's service checker says it's an invalid address.

The chance that you might have to depend on satellite, particularly if you WFH at all, is definitely enough to pass on a house (there's a long wait list for Starlink in the area and I wouldn't count on being able to get that, either). I live in Western Loudoun and we ruled out a couple of properties when we bought because it was unclear whether we could get any service other than satellite, and we found that ISPs were unwilling to answer really detailed questions unless you were the property owner (understandably) -- so you could be assured that service was available "nearby", buy the house and then find out that you'd have to pay for a $5K-$10K (or more!) extension to actually get fiber to your house down a long driveway, dirt access road, or whatever. We weren't willing to risk that, so it meant ruling out some properties based on that factor alone.

Oh wait, I do see that it lists fiber optic lower in the details. So guess it's not internet service related.
