Why isn't this house selling in Purcellville? Home was built in 2020

I’m the well Pp. We lived in Leesburg with family and a set of my daughters close friends in Purcellville. They were in subdivisions with city water and sewer fwiw. Same size homes. Similar price tags in those subdivisons as of a quick search I just did too.

Does it have a direct view of Mt. Weather? City escape folks are paying up for that. It looks like it's closer to Round Hill than Purcellville. How far do you have to drive to get to an actual grocery store? Franklin Park nearby is pretty awesome, kids sports, big outdoor pool, Arts center, trails.

Google Maps says a it's about 10 minutes to both Harris Teeter and Giant in Purcellville. Not too bad. It's about 20 minutes to Leesburg. For some people that's really isolated for others it's not at all.

It's the price. Sellers are delusional and stubborn. Carrington Homes in this area sell within a week on the market. If they don't they are priced egregiously. I'd say 1.1 is a fair price for the home.

With Metro extension to Loudoun Station everything up to the Blue Ridge will become the new Ashburn over the next several years. W work from home continuing forever to .extent, views matter more, traffic is less. 3 acres is a required zoning minimum for many new builds out there. Others adjacent to Round Hill have 50 acre minimum.

Fair enough.

Judging by the responses, you likely overvalue Purcellville/Carrington homes.

DCUM provides valuable insights at times and I just wanted some insight.

Any house built in 2020-2022 gives me pause. So many issues with construction and supplies then. I’d want a good inspection.

I mean, this house isn't selling because the target market - a potential buyer "diligently looking around western Loudoun for months to try and find the perfect home" - isn't even interested enough to invest the minimum amount of due-diligence, a drive by.

If I were the seller, this post would be deeply concerning.

I get that 3 acres is a lot of maintenance as a PP pointed out, although almost half the lot seems to have trees on it. So it looks less cumbersome to deal with than other lots.

It's the price. A house sold a few months ago in Waterford for the same price and it had a finished basement/tub in master bath.

House is probably worth 100k-150k less than what it's priced for.


tubs in master baths are outdated. no one uses them or wants them.

People can be serious about moving and not serious about a particular home.

This a good forum to get second opinions from things like this. We’ve been looking for homes in Clifton for months and havent found anything we liked enough to make an offer on. Maybe we’re too picky LOL.

The house has an odd sales history to it and the fact that its sat on the market for so long is odd. It’s a price thing

It’s overpriced. I live in town. That’s more Round Hill and the developments off Silcott there skew lower in price.

Bad commute to schools too.
