Out of curiosity, I checked and Verizon says it can service the address (Fios) and Xfinity's service checker says it's an invalid address.

The chance that you might have to depend on satellite, particularly if you WFH at all, is definitely enough to pass on a house (there's a long wait list for Starlink in the area and I wouldn't count on being able to get that, either). I live in Western Loudoun and we ruled out a couple of properties when we bought because it was unclear whether we could get any service other than satellite, and we found that ISPs were unwilling to answer really detailed questions unless you were the property owner (understandably) -- so you could be assured that service was available "nearby", buy the house and then find out that you'd have to pay for a $5K-$10K (or more!) extension to actually get fiber to your house down a long driveway, dirt access road, or whatever. We weren't willing to risk that, so it meant ruling out some properties based on that factor alone.
