And quick, speaking as a neighbor who has seen Sekas go from tear down to family moved in pretty quick (9months?). Some of these builders really seem to drag the process out.

Not that nice. Definitely expensive though. And I have a feeling 90% of the posters denigrating “cheap-looking” newer builds could not afford one unless they won the lottery or received some magical inheritance.

Reviving the topic. Any new recommendations? I want to build a "light and airy" house in Vienna that is not too big for a family of 4. TIA

What do you mean by light and airy? Open floor plans? Lots of windows? Don't forget that finishes like colors and materials impact the "light and airy" feeling of a home too. Also, what is "not too big"? People's views on what that means can be all over the place. One person's 5,000 sq ft home is too big, while another may think it's too small. You need to better define what you think your needs may be.

If you're planning to start from the beginning with any builder, then you need to do your research in advance. These are all things you will need to consider, on top of budget.

Not at all nice, and doesn't care at all about saving trees or being kind to the community he builds in. Ask anyone.

Thank you for the questions. I don't like an open floor plan, I'd would not too many different spaces too.
We toured some houses, and got lost in one - there were so many rooms! For the 4 hours, I think 5 bedrooms (I work from home) would work best.

All the homes are built by migrant/illegal workers in DC area. Same subcontractors that goes from Artisan to Sekas to subpar Cherry Hill. What’s to differentiate among the builders? Nothing. When a neighbor was selling their tear down home, they vetted the potential buyers. They selected an American-owned builder because it was important to them. Guess what, 100% of the laborers were Hispanics and the site manager was Chinese. The American builder rarely came to the job site. I just don’t see going out of my way to find the “best builder”. Find one within your price range with experience and good BBB ratings.
