What’s the plan in MD if the tax base decides to leave?

I think the winners will be MD counties near MoCo, like Frederick, Howard, Washington, Carroll, etc. If you live in Gaithersburg, it's not a stretch to move to Urbana or even Boonsboro and you can see a big improvement in quality of life. Those counties are more pro-business and harder on crime (judges tend not to release those arrested on own recognizance; the jails tend to honor immigration holds from INS).

There's a reason a lot of your Amazon, UPS, and FedEx packages pass through distribution centers in MD that are not in MoCo and there are no such centers in MoCo itself..

The reason is simple. Property values. It has nothing to do with anything else. Real estate is expensive in MoCo. Too expensive for a warehouse distribution center.

So it's cheaper to have entire fleets of trucks drive every day 50+ miles to MoCo from other parts of MD, and back again, just to benefit from lower property values?

+1 OMG.. the ^PP is an idiot. Don't ever go into business.

FYI big warehouses need space and are usually in LCOL areas. Same for data centers. They require a lot of land, but not a large educated populace.

The largest concentration of datacenters in the world is Loudoun County, VA.

You couldn’t pay me enough to live in a place where the claim to fame is datacenters.

Hard to see a great long term future as higher taxes will be required to sustain the level of services and other areas with more nimble local governments (in the Boston, Austin, and NoVa areas) will eat MoCo’s small lunch when it comes to private business.

CA, NY, and MASS depend heavily on the super rich for their tax base, and they know it. Those taxes fund the social programs. MoCo, however, targets these groups.

Va's current Governor is not going to change too much. If you are a radical moderate, VA at the moment is considerably more attractive.

What is a radical moderate?

Heh. Today, being moderate is radical.

Agree. And am one myself, proudly.

Wasn't Amazon building a center is Gaithersburg? Near Exit 11?

Please don't come here to NoVA. We could use an expanded tax base but we need people with actual education and skills to work in all these Fortune 500 companies, not disgruntled government employees

I'm not a fan of Moco or Elrich, but this is so true. New build townhomes going for $1million going up everywhere; sfh selling quickly... it's nuts. If everyone is moving to NoVa, then who's buying all these properties around me?

Real estate investors. And then they rent out.

really? Are they renting them out to pretend people? I assume these are real people moving into MoCo? And if they are renting $1milion TH, I assume these people are also gainfully employed.

Yes. I'm one of them. HHI over $250,000. Not buying in this market.

right, so then people aren't moving out of MoCo in droves as people like OP keep saying.

I am moving as soon as my kid graduates. I own elsewhere.

However, you asked who is "buying" and pretty much anything under $600,000 is getting snapped up by investors, so there is no room for new, younger first-time homeowners to invest here. That isn't conducive to building the next generation here in the county.

Montgomery County is the classic case of “Go Woke, Go Broke.” The left wing echo chamber that has governed the county for 20 years has dragged the county downward in a spiral. They care more about social justice initiatives and racial equity task forces than attracting businesses. Obviously RWNJs are not what we want, but a government that is progressive enough on social issues to keep us in the 21st century but fiscally prudent, moderate and pro-business is what we need, and exactly what Northern Virginia has done.

Elrich is our equivalent of Maduro in Venezuela. A once prosperous place that has been killed by economic leftism and social authoritarianism. And Elrich is authoritarian re:covid.

Because datacenters don't run their leafblowers every weekend and you enjoy that noise?

The county and the Planning Department are against any industrial or light industrial land uses. All they care about are housing and retail.

By "the county" I hope you mean the residents because they are the ones who refuse to have anything like this near their houses. Do you know how long they've been trying to find a place for a school bus depot? Nobody wants it near them and they raise holy hell if it's proposed. This is not about the Planning Department specifically. The thing about Montgomery County is it is pretty built up and the parts that aren't are protected lands.
